General Leasing Questions

How do our rates compare to on-campus housing rates?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
Do I have a meal plan?
Meal plans are not offered at The Hilltop.
If I pay in full, do I get a discount?
The Hilltop does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Do you allow pets?
The Hilltop is a pet friendly community! No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.
How are roommates matched?
Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.
How close to campus are you?
We are located just 2 miles from campus!
If I am over 21 do I need a guarantor?
Anyone not able to qualify on their own can secure a guarantor.
Is parking available?
We have a limited amount of reserved parking spaces available for lease on a first come, first served basis.
What is the cost?

What types of leases are available?
We offer 12 installment leases.
When can I move in?

When do I put down a deposit?
The per unit security deposit of $450 is due when applying for your apartment.
Will you send me a bill each month for rent?
We do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after the 3rd of the month.

Renewal Questions

Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current spot, no moving is required!
I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
How do I renew?
We know how busy you are, so we have made the process as quick and easy as possible. If you are interested in renewing, just let the office know and we will send you your lease to E-sign in your resident portal account!
When do I start paying the new rent amount?
On the first day of your new lease.
